A Quick Guide to Roof Repair for Homeowners

9/18/19
This article is not intended for homeowners to roll up their sleeves, get the right tools, and get a ladder and start working on replacing the roofs. Instead, we know that you are going to, in all likelihood, contract the services of a professional roof repair company.

The key here is not to get ripped off. The idea behind this article is to give you enough information so you won't be taken for a ride. If you are like most homeowners in the United States, you probably don't know the first thing about roof repair. And nobody can blame you for that because this is a very specialized type of contracting.

You have to make sure you have a general idea of how much it costs to repair a roof, what kind of steps roofing companies need to go through, as well as the kinds of decisions that they need to make when it comes to replacing or repairing a roof.

Ultimately, you're going to have to make the final decision because it's your roof and it's your money. Still, you wouldn't want to put yourself at the mercy of the professional judgment of a roofing company. Nine times out of ten, they will recommend the more expensive option. The worst part of all of this? You're the last person to know because you have no clue.

By reading the basic guide below, you at least have a fighting chance of making sure that every red cent that you spend on roof repair or roof replacement is money well spent. At the bottom line for any homeowner looking to properly manage their financial resources, is that a little bit of knowledge and definitely go a long way. At the very least, it prevents you from getting ripped off outright.

How much does it generally cost to repair your roof?

The costs depend primarily on how extensive the damage is. It also hinges on the type of roof you had installed. Please understand that roof repair, in many cases, can be so expensive that it's much better to just go with a roof replacement.

A lot of homeowners might think that this is a crazy idea, but if you look at the benefits that you would get from a roof replacement, you probably would agree that this is the better way to go depending on how extensive the damage to your roof is. Because you will reach a point where you will conclude that given the fact that you get a brand new roof, the advantages outweigh the disadvantages.

Sure, it may cost a little bit more, but when you look at what you get, and the peace of mind that you will surely have, it becomes a no brainer because the problem with the roof repair is not that your whole roof is not going to be repaired, only certain portions. The other parts are getting older, but they haven't sprung a leak yet. That's why they're not getting repaired. All the focus goes on the broken or problematic parts of your roof.

So what happens is part of your roof is new, because of the repairs, and the other parts are older and prone to deterioration. After a point in time, it doesn't really make sense to keep going with this situation. You probably would be better off with a total roof replacement. Again, it all depends on how much the repairs costs.

It also depends on the type of roofing materials that you would like to put in. If you wanted to get shingles made out of asphalt, you stand to save quite a bit of money. This is the cheapest materials you can use for roofing.

On the other hand, if you're looking for a nice old school, Italian Villa, or Spanish Southwest look, you can have clay tiles within. Keep in mind that these are very expensive, but on the upside is they tend to last a much longer time. You can also choose concrete tiles.

Leaks might not cost you all that much money depending on the damage caused by the leak. Repairing leaks might not set you back all that much. It might also be a good idea to just constantly repair leaks, unless you see that there is a significant part of the roof that's irreparably damaged.

Generally speaking, leak repair will cost you less than a roof replacement. This, of course, it's a non brainer. To make sure that you are protected from any kind of nasty shocks as far as roofing related costs are concerned, make it a point to inspect your roof periodically. Checking your roof every quarter is definitely a good idea. You have to stick to a schedule and if you do it, you end up saving money in costly repairs in the future.

Can you hire a handyman to repair a roof?

Depending on the damage to your roof, it might make sense to hire a handyman. Usually, these types of service people can handle minor repairs. For example, only a few sightings and shingle here and there needs to be replaced, a handyman can easily step up and take care of the job.

On the other hand, you shouldn't hire a handyman to do a roof inspection because this is a specialized work. In many cases, a lot of roof damage actually exists below the surface. As far as your eyes can tell, it seems that your roof is in good shape with a few problematic areas, but through the eyes of a tried and proven roof specialist, they can see a big problem and by taking care of that problem properly, you will be able to get your roof repaired right the first time around.

This tells the difference between spending a small amount of money now and then spending a fortune later on because of extensive roof damage that you couldn't see.

Is it better to repair or replace a roof?

In certain cases, you really have no choice but to replace your roof. For example, if it's obvious that your roof is extensively damaged, you would have to swap it out. Similarly, if it's in good shape, but it's just to old, you have to think in terms of structural integrity over the long term.  In that context, a replacement makes all the sense in the world.

On the other hand, it's always a good idea to familiarize yourself with the types of minor roof damages that can adequately be handled by repairs. These include leaks, damaged or missing shingles, cracks on the surface of your roof, ventilation issues or air circulation problems through the roof, and obvious water damage.

These can usually be handled by roof repair. Not only are roof repairs more affordable, they take less time to do. Also if performed by the right roofer professional, roof repairs might actually make your roof look new.

At the very least, properly executed roof repairs at the right places at your roof might actually end up extending its service life.
